A legal ADU is the most useful square footage most lots still have - rent, family, or a unit you hold. That is the work we take: detached dwellings, garage conversions, junior ADUs, two-story units, and attached ADUs. We spend on the envelope, the waterproofing, and the systems. We skip finishes that photograph well and fail in year two.
We do not chase every bid. If the lot and the ordinance line up, you get a written scope and a number you can defend. Work starts when permits and a signed agreement are in place.
